1. Agreement to Terms

Welcome to Phileas. These Terms of Service ("Terms") constitute a legally binding agreement between you and Phileas Management SAS ("Phileas," "we," "us," or "our"), governing your access to and use of the Phileas website (phileas.com), including any subdomains, the owner portal, and all associated services (collectively, the "Services").

By accessing or using our Services, you agree to be bound by these Terms and our Privacy Policy. If you do not agree to these Terms, you must not access or use the Services.

Please note: These general Terms apply to all users of the website. The purchase and co-ownership of a property are governed by separate, specific legal agreements (e.g., Operating Agreement, Purchase Agreement), which will be provided to you during the purchase process.

2. Use of the Services

Phileas provides a platform to explore co-ownership of curated properties and, for owners, to manage their stays and access our concierge services.

• Eligibility: You must be at least 18 years old to use our Services.

• Owner Portal: Access to the owner portal is restricted to verified Phileas property co-owners. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account. You agree to notify us immediately of any unauthorized use of your account.

• Accurate Information: You agree to provide current, complete, and accurate information when you interact with our Services and to update such information as necessary.

3. Intellectual Property Rights

The Services and their entire contents, features, and functionality—including but not limited to all information, software, text, displays, images, video, audio, and the design, selection, and arrangement thereof—are owned by Phileas, its licensors, or other providers of such material and are protected by French and international copyright, trademark, patent, trade secret, and other intellectual property or proprietary rights laws.

You are granted a limited, non-exclusive, non-transferable license to access and use the Services for your personal, non-commercial use only. You must not reproduce, distribute, modify, create derivative works of, publicly display, or otherwise exploit any of the material on our website without our prior written consent.
